The practice
Most of what we do never appears on a portal. Mandates arrive by introduction; opportunities move by relationship. What we offer is not inventory — it is the discernment to know which door is worth opening, and the standing to have it opened.
We work where the decision is significant and the details are unforgiving: city residences and second homes, land, and the launches of developers we believe in. Every engagement is led personally, sized deliberately, and taken on only when we are certain we can be useful.
We measure ourselves the way our clients do — not by transactions closed, but by whether they would call us again without hesitation, and refer us without being asked.

Why five
Every mandate at Studio5 passes through five disciplines — in order, without exception. It is how we earn trust before we have earned the right to ask for it.
What we are told stays with us. Names, numbers and intentions travel no further than the mandate strictly requires — in either direction.
Titles, approvals, encumbrances, a developer’s track record and balance sheet. We ask the unglamorous questions early, so they never become expensive later.
An address is judged for decades. We weigh light, layout, land and the architect’s intent — not merely the price per square foot.

Advice is finished only when the keys, the papers and the funds have all moved correctly. We stay until they do.
